How much is monthly rent?

Monthly rent is $800.00, due on the 1st of each month. Prorated rent is $26.50/day for partial-month occupancy. Weekends, holidays, and mail delays do not excuse late payment.

How much notice before moving out?

60 days written notice required before lease expiration. Oral notice is not accepted. Without proper notice, the lease automatically renews month-to-month.
What if I stay past my lease end date?

Holdover rent is charged at 3× the monthly rate on a daily basis, due immediately without demand — from the day after your lease ends until you vacate.
No animals permitted without prior written agreement — including mammals, reptiles, birds, fish, and insects, even temporarily. Assistance animals require documentation per Texas DHCA.
No smoking anywhere on property — inside units, garages, or outdoor areas. Includes cigarettes, vaping, and pipes. Violations are grounds for default and security deposit deductions.
How many vehicles can I have?

Maximum 2 vehicles per unit. Parking in driveways and designated areas only — not in the yard or on grass. Inoperable or illegally parked vehicles may be towed at tenant's expense.
Can guests stay with me?

Guests may stay up to 5 consecutive days without written permission. No guest may exceed 10 total days in any 30-day period. Longer stays require prior written approval.
All utilities are tenant's responsibility, paid directly to providers — electricity, gas, water, wastewater, garbage, internet. All services must stay active throughout the lease.
How do I submit a maintenance request?

All requests must be submitted in writing. For on-site issues contact Tyler Goodwin. Tenants may not self-repair without written authorization. Health/safety emergencies: call Todd at (214) 402-3317.
Landlord handles all yard maintenance — mowing, trimming, pest control, debris. Tenants must allow access for crews and remove any pets from the yard during scheduled service.
Can I sublet or list on Airbnb?

No. Subletting or listing on any short-term rental platform is strictly prohibited without written consent. Unauthorized subletting is voidable by the landlord.
